My Investing Goal for 2014

  As we draws down the rest of the days in 2013, most of us will take this time to reflect back on the things that has happened in 2013 and set a goal for the upcoming new year of 2014.An overlook back of my investing journey in 2013 would see that I started off the year with about S$ 128,210 worth of shares. Based on the market value as of 13 Dec 2013, the portfolio value stands at S$219,130. That is an overall 71% year on year increase to my delight. Volume Interpretation

It is the level of enthusiasm of buyers or sellers that determines the course of prices.There is actually no such thing as a “high sell volume” or a “high buy volume”. These terms semantically refer to the volume that is sold down to buyers and the volume that is bought up from the sellers respectively. Irregardless of the level of volume the amount of money flowing into a stock must always be equals to the amount flowing out(you cant sell when there are no buyers and vice versa). Fed Tapering to Start Jan 2014

 The time has finally come for the Fed to start tapering in Jan 2014 after so many rounds of delay. The Fed has said  that it will cut the $85 billion purchase of mortgage purchase and treasuries by $5 billion each. However, the Fed has that it will hold the Fed funds rate low for a long time, even after the unemployment rate falls below 6.5%.What the above means that the long term interest rates are likely to rise because of the tapering, but the short term interest rates should continue to stay low. The interest rates will definitely have an effect on borrowing costs, but the impact is limited as the tapering would be done in a gradual manner to allow the market to adjust towards it.   Surprising reaction after Fed’s tapering decision.The long awaited US’s Fed tapering decision was confirmed last Thursday. The expectation of negative effect from the tapering move failed to realise last week as the market rebounded firmly upon the news. This was a rather surprising move for many market participants. The week started of weak and indecisive as the festive holiday starts to kick in. Anticipation of Fed’s tapering came on Tuesday which helped Straits Times Index to be lifted above 3065 level which was then being slapped with indecisiveness on Wednesday. However, after the announcement of the news, STI attempted to rally strongly on Thursday but there was lack of confidence in the market to maintain the bullishness. Higher Interest Rates & Higher Prices … on your wallets

 The figures released from US all point to a tapering of the Quantitative Easing by the Federal Reserves so much so that it is now a question of when rather than a question of whether or not. With the tapering of the Quantitative Easing, interest rates will go higher and all of us will have to adjust to higher interest rates. Covered Short

 Have you tried shorting stocks?If you interested, do be aware that only amateurs will use SGX’s securities borrowing and lendiing programme (SBL).How I know?I was that “sotong” (dumb) amateur.If your portfolio is big as in landed class, and you want to borrow shares to short, ask your prime broker. The rates are way much better than SGX’s!If your portfolio is more HDB like, do check out CFDs instead.Trust but verifySince I learn better by doing, I’ve done both SBL and CFD. I encourage you to do the same so you can form your own opinions. Come to think of it, “trust but verify” is recommended for all things in life! OK, except for spirituality…There is also this naked short and cover on the same day technique used by day traders. That’s for the “professionals”. Don’t play play with naked shorting. If you didn’t cover on the same day, SGX will “punish” you. Try it if you don’t believe.Covered ShortWe often see terms and conditions and caveats way down at the bottom in fine print for promotional and advertorial articles. (Hello, this is not an advertorial OK?)I’ll put mine here before you read further:1) You own some core equity holdings for 3 or more years.2) You are familiar with how they react during different market sentiments.Examples leh!OK, look at your core holdings during May 2013. On the suggestion of “tapering”, notice some of your holding drop quite a bit, some drop only slightly, and some hardly moved at all. That was your full-free rehearsal on how your core holdings react during a change in “market sentiment”.Look again for the past 2 weeks. That was our 2nd mini full-dress rehearsal. Did your core holdings react in a similar way? OK, drop wasn’t as big as in May but notice the similarities when it comes to volatility of your core holdings?Now let’s say market sentiments recovered and STI went back up to 3200 or 3400.In 2014, if you notice another shift in “market sentiment”, you now know which core holdings can be a good candidates for doing a “covered short”.Short the stocks you already owned?You only need to “borrow” stocks to short if you didn’t already own them.No need SBL, no need CFD. No naked shorting.Just sell (short) the shares you already owned!Simple right?Then buy back the same quantity of shares you have sold at a lower price (hopefully).Warning: It can go horribly wrong. After you sell, the stock can go ballistic up up and away!Hey! Don’t look at me! Now you understand my 2 caveats above. You have to have an edge over other newbies by intimately knowing your own core holdings. If you don’t understand your own core holdings, blame who?Financial EngineeringI own a core holding bought at $1.00I “covered short” (sell) it at $1.201) If I close my “covered short” by buying-in at $1.05, I would leave my original position at $1.00 as an open position. I’ll book the “sell $1.20 and buy at $1.05? as completed transaction with booked profit of 15 cents.2) If I close my “covered short” by buying-in at $0.90, I would book “sell $1.20 and bought at $1.00? (my original position) as completed transaction with booked profit of 20 cents. And record $0.90 as the “new” entry price for my core holding.This is optional. I just liked the idea of seeing “green” in my portfolio. Hate to see “red” losses… Also, it’s motivating to be able to lower my entry prices without resorting to “averaging down”.Nothing new at all!Some of you maybe screaming now – that’s nothing new! Just old wine in new bottle!You are absolutely right!!!Don’t be fooled by terminology or labels. Some call what I’ve described as Rounds 1,2,3,4. Some call it buy sell; buy sell. Some call it Trading around a core position, etc.A rose by any other names is still a rose.So why I call it covered short?Men would understand. Even when we are with our wives or girlfriends, when a pretty babe walks by, what do we do?Many times when I sold a core holding with the intention to buying it back at a later date (preferably at a lower price), I get distracted and bought another stock instead or completely forgot to buy the sold core holding back…  (What a cad I am!)After several bouts of seller’s remorse, I now treat those core holdings I temporarily sold as “covered shorts”.When we short, we have to cover it back. Weighing The Costs Of Investing In Thailand Properties

 With property cooling measures in Singapore, many property buyers are looking elsewhere outside of Singapore. As we have seen from anecdotal evidence, the presence of many overseas investment property shows that Singaporeans and Singapore based investors buying into overseas property projects.Some of these property projects offer rental guarantee whilst others are deemed easy to rent out with strong rental demand.Some of the reasons are: -Lower price quantumLower regulatory hurdlesHigher yieldLet us examine some of these markets. Say for example Thailand, the typical rental yield is about 5% to 6% yield. Many Singapore based investors are attracted by this higher yield compared to their home market.Now, would you say that let’s all go and invest in thailand? Is this yield good or no good?As you prepare to buy your first overseas property and start to look for financing options, then you come across various options: -Full cash purchaseBorrow in Singapore for the overseas propertyBorrow locallyThe 1st option of Full cash purchase is of course the simplest, but requires people with deep pockets.Borrowing in Singapore for overseas property would be possible, but the borrowed amount is usually in Singapore dollar equivalent of the required foreign currency borrowing. In other words, you owe the money in Singapore dollars and continue to repay the loan in Singapore dollars. At the same time, you will be subject to Singapore borrowing regulatory regime. Also, you are subjected to currency fluctuation risks.The last option is to borrow from local banks. This would then be subject to whether the local bank is able to recognise your foreign (Singapore income) as proof of your servicing ability, and how much loan to valuation they are able to loan to you (if at all they can lend you).For investments, we need to compare apples-to-apples. So for instance if you are investing in Thailand, then you need to consider the rental yield and the borrowing cost in Thailand as if you are based in thailand, versus other investment destinations and potential local cost of borrowing. Hence, it is important to calculate based on Return of invested capital and compare the various investment markets.For the case of thailand, the gross rental yield is 5.25% to 6.6% (Source: Globalpropertyguide, Dec 2013), but the borrowing cost is 6.51% for the 1st year and even higher on subsequent years (Source: Kasikornbank, Dec 2013).For simplicity, let’s say rental yield is 6% on average and borrowing effective interest rates is 6.5%.This means that, had you borrowed in Thailand for this property, the rental is not even enough to service the interest cost component of your installment.Property price equivalent to : S$500,000Assume 100% borrowing : S$500,000Figure 1: Amortization Table pkg1 = 6.5%, pkg2 = 7%Source: www.iCompareLoan.com/consultantBased on a gross rental yield of 6% on $500,000, you would obtain $30,000 annual rental income or $2,500 a month. This gross rental income of $2,500 is not even sufficient to cover the interest cost component of the installment at $2,694.62, let alone covering the entire installment amount.In other words, your Return on invested Capital (based on 100% borrowing) would yield a negative return. However if you had invested 100% cash (zero borrowings), your return on invested capital would be 6%.What this means is, based on these average figures, many properties in thailand has no investment appeal if you were to borrow in thailand to invest in such properties for rental yield.This does not mean that it’s not good to invest in thailand, as many people still do so for different reasons. However these property buyers do so using largely cash and some token borrowings.With bank deposit interest rates so low in Singapore, these investors are participating in exchanging Singapore currency to thai currency and using this thai currency to purchase an asset that yields a thai currency gross return on asset of 6% and a gross return of 6% (if they use 100% cash and zero financing) in thai baht terms. As a reference, Thai deposit savings rates yields about 3.25% as at Dec 2013.For those with ample cash, this is a form of asset diversification.Hence, as an investor, it is important for you to assess the returns not only based on yield versus yield (across different countries) as they are different and have different base cost of funds conditions. Perhaps you could also consider local borrowing costs. Company in focus – Hutchison Port Holdings Trust

 Hutchison Port Holdings Trust (“HPH Trust”) is the first publicly traded container port business trust. HPH trust is a subsidiary of Hutchison Whampoa Limited. This company is owned by Hong Kong’s billionaire Li Ka Shing. The IPO on SGX was deemed one of the largest in Singapore. Since trading on SGX, the stock has fallen by quite a bit and this has caught my attention. It has fallen from a high of 0.86 to the current price of 0.64. Goals 2013

 With 2012 coming to an end, its now time to look forward, and set goals for 2013!  Thankfully, i’ve managed to accomplish my goals so far, with results better than expected.  Hopefully, the coming year would be the same!With my current portfolio allocation, i have an expected dividend yield of about 8% to cost ($46,000) which amounts to about $3,700 annually.  Since i inject capital about 4 times each year of close to $10,000 each time, i can potentially increase the total dividend collected in 2013 to 50% more.  Together with some capital gains (which is expected to be low), i can conservatively expect to have an estimated total net gain of about $8,000-$10,000.With this estimation, my portfolio target for 2013 would be:Gains from Portfolio: $8,000 (estimated 9.3% of cost) [Update: Achieved $8956.10]Investment Portfolio Size Target: $100,000 (with $86,000 of capital) […Read the full article ?

2013 – Autofinancement atteint... errmmm... techniquement2013 a été une année assez mouvementée. Arnaques du précipice des États-Unis impôt au début de l'année, suivis de coniques craintes QE, lutte de plafond dette US et se termine par une chute spectaculaire des actions cotées en cents de marché local. À travers tout cela, je suis fier de dire mon portefeuille et mon flux de revenus de dividendes ne cesse de croître en 2013. En fait, j'ai pu fêter mon 30ème anniversaire pour parvenir à l'objectif de collecte S 1000 $ par mois en dividendes. Mieux encore, a dépassé cet objectif ! ^ ^Nous observons une fin, comme il s'est agi de diviser mon portefeuille de Singapour en 2013.La taille de mon portefeuille en termes de coût en capital est passé de S 163 794 $ pour près de $ 200 k de S maintenant. La santé est la richesse

J'ai juste eu un déjeuner de repas d'une valeur supplémentaire de McDonald ' s. Déjeuner m'a coûté $6,60. Envisager un repas repas de luxe que j'ai essayé de participer seulement une fois par semaine. Je me sens assez coupable de manger le repas, même si le repas m'a fait plaisir. Je me sens coupable aussi normalement paiera environ 2,50 $ à 3 $ pour un repas dehors. le repas d'une valeur supplémentaire à McDonald ' s est presque deux fois le prix de ce que vous mangez normalement.Avant de manger McDonald ' s, j'ai effectivement été rampant autour les coffeeshops, mais j'étais vraiment très fatigué de manger la même chose tous les jours plus quelques autres boutiques de café sont très occupés (qui est probablement la raison principale pourquoi je préfère moins encombrée de McDonald ' s). Swatch de tout (y compris les sérine Wee)

par 8percentpa sur 12 décembre 2013Le premier post de Swatch a commencé en septembre 2012. Geez, après 15 mois et 8 sièges, n'ont pas encore fini ! Est une compétition contre les villes du procès se sont réunie pour voir qui peut durer plus longtemps. Mais la récolte de la ville allait gagner le vote populaire, ce qui, j'imagine, avec la sérine Wee. Tous les mecs hétéros à Singapour sont juste sauter partout et je ne peux pas attendre de la voir se pavaner à la Cour suprême en janvier. Revue du marché des quotidiens pour le 13 décembre 2013Vente plus de pression a été vu hier en STI mais chineurs sont venus pour soutenir le marché vers la fin. Écart STI baisse fortement en réaction à la baissière de DJI fermée la nuit précédente. Vendeurs étaient impatients de quitter le marché au cours de la séance du matin, alors que les craintes continuent à submerger le marché. Un faible niveau de 3025 niveau a été atteint avant léger rebond a commencé. Après des heures de déjeuner, STI a commencé rebondir plus loin et de continuer vers 3060 nouveau niveau. Un format de haut niveau s'approchait 3063 aux heures de fermeture. La cloche de clôture, STI a réussi à fermer au niveau 3059 avec seulement 1,7 pts vers le bas. Volume de transactions a augmenté au-dessus de la moyenne hier. Hier soir, DJI continue de se diriger vers le sud baisse 104.10 PTS. STI continuera d'essayer au commerce plus bas aujourd'hui ? Revue du marché des quotidiens pour 12 décembre 2013STI continue à échanger sur le rouge hier comme marché participants continuent de quitter le marché dans la crainte de la vente plus de pression. 3080 niveau de soutien n'a pas respecté comme un résultat positif malgré la fermeture par DJI le jour précédent. STI ouvert plat et lutté pour garder la tête hors de le 3080. Ouverture faible HSI causé STI à couler plus 3080 niveau. Pression de vente continue de dominer le marché pour le reste de la journée, poussant les STI sous le niveau de 3060. Avant la fermeture, il y avait quelques chasseurs de bonnes affaires dans le support de niveau 3060 du marché. Par conséquent, STI a réussi à clôturer à 3060 hier avec 20,98 pts vers le bas. Hier soir, DJI plongé 129,6 PTS. En 2008, j'ai signé pour les examens CFA, pensant que j'ai pu d'autoformation tout en travaillant dans le secteur public. Cependant, mon ancienne collègue m'a conseillé contre cette façon parce que la plupart des gens qui n'ont généralement pas les classes CFA n'aurais pas la discipline pour passer des examens rigoureux. Il s'est avéré juste. Après 5 ans, manuels sont toujours couchés sur ma table et je n'avais pas pris la peine de prendre les examens ! Vers la fin de décembre et l'année 2013

Dans quelques semaines, nous diront au revoir à l'horizon 2013 et 2014. Encore une autre année s'est écoulée et il se sent comme le temps passe plus vite chaque année. J'ai été occupé avec les travaux et examens récents donc la baisse blog postes pendant 1 semaine. Maintenant que les examens sont terminés, je vais avoir le temps de blog encore une fois.Comment démarrer ma carrière en tant que blogueur cette année, je me rends compte que chaque chose simple que j'ai rencontré dans la vie me donne de l'inspiration pour un billet de blog. Beaucoup de choses peut être reliées aux finances et je pense que vous conviendrez que presque tout dans notre vie tourne autour du monde de la finance. Le sujet avec des amis et collègues conduira à une façon d'argent ou d'une autre. Acheter une nouvelle maison ? Ce budget, obtenir un prêt, etc.. Pour se marier ? Il s'agit aussi d'argent. L'index est commercial ci-dessous 200D SMA et techniquement baissier. L'index est actuellement assis sur le fond. Il en attend de plus vers le côté si le support est cassée. Fondamentalement, il y a toujours une peur de la hausse des taux d'intérêt dans un proche avenir qui amortissent le sentiment d'investissement dans des fiducies de placement immobilier.Comparer avec le dernier tableau de comparaison de FPI de Singapour :Une confiance industrielle de table VIVA.Prix/NAV descend de 1.0213 à 0.9748. Carte de crédit American Express de KrisFlyer

Récemment demandé Krisflyer Ascend carte de crédit American Express.  La principale raison pour laquelle j'ai signé pour elle a été en raison de la plus 5 000 milles-bonis Krisflyer cette première fois jouiraient de demandeurs. Est donné quand on fait une première charge sur la carte.

De plus, vous obtenez d'apprécier hommage miles krisflyer dans les 3 premiers mois d'utilisation.  Bien sûr, une chose à noter est que la cotisation annuelle est levée pour la première année.  Est 256,80 $.  Les frais de carte supplémentaire deux premiers sont également exonérés.

Le taux de gain est 1 mile pour chaque Krisflyer passé S 1,20 $.  N'est pas beaucoup.  Mais aider les milles-bonis.
